Little Tuscany | Palm Springs
If you keep driving west up Vista Chino in north Palm Springs, you’ll arrive in the neighborhood known as Little Tuscany. To the north of Vista Chino, up the hill, are some winding streets that a developer in the 1930’s pretended to evoke the famous Italian district. There are a real mix of homes here: more affordable, ranch style homes at the base of the hill and elaborate villas further up, homes that would appeal to the likes of Elvis and the Gabor sisters.
Besides some celebrities that resided in the area, much like in Old Las Palmas to the south, Little Tuscany includes some architecturally significant homes, such as the Kauffman house by Richard Neutra (sometimes placed in Old Las Palmas, as it is on Vista Chino, and as such, on the border between the neighborhoods, but the grounds are especially more like those in Little Tuscany), and the Raymond Loewy house designed by Albert Frey. Homes like these, and many others in the neighborhood, take advantage of the natural terrain, which is in places high above the valley and littered with thousands of huge boulders that become not only part of the landscaping, but part of the architecture.
The older homes, from the ‘30s to the ‘60s sell at a premium. Most have been extensively remodeled and modernized, while some, such as the Kauffman house, have been painstakingly restored to the original. The architecture, the landscaping, the incredible views of Palm Springs and the mountains command high prices. But closer to Palm Canyon Drive, homes are more reasonable, and while they may not have the city and valley views, certainly have magnificent, up-close views of the San Jacinto Mountain peaks.
Homes in this neighborhood are on fee land that is owned.
