Los Compadres | Palm Springs
Named for the equestrian club situated near the wash, Los Compadres was developed in stages; some homes bear the mark of the Alexander Construction Company, which is famous for its mid-century modern developments. These homes are from the ‘60s and represent a more classic, southern California ranch style home compared to the Alexanders you find in Vista Las Palmas, for example. Other homes are from the ‘80s and mimic the ranch style but are generally somewhat larger.
Single-family home prices range from the mid-$500,000 to nearly $1 million dollars, depending on size and era in which they were built. Many of the Alexanders have significant additions and upgrades. Los Compadres also has several condominium developments, which range from the mid-$200,000 to $500,000 dollars, and includes the Mesquite Country Club, a popular vacation-home development with prices starting in the mid-$200,000 dollar range.
Homes sit on large, palm-filled lots on quiet streets and cul-de-sacs. Many homes have stunning views of the mountains to the south and west of Palm Springs and make entertaining poolside particularly charming. Unique among neighborhoods from this era, Los Compadres buried all wires for photo-perfect views and installed sidewalks for neighborly walks with neighborly dogs.
Amenities are all around: the Mesquite Golf Course is next door, Smoketree Commons and the Smoketree Shopping Center are a quick bike ride away, and mountain and canyon hiking trails start nearby across the wash. And within minutes, residents of Los Compadres can be in downtown Palm Springs, the Uptown Design District, and Palm Springs International Airport.
There is a mixture of fee and lease land in Los Compadres, so buyers should check the land type to determine if a lease payment will be required.
