Old Las Palmas | Palm Springs

Once a citrus grove, then simply Las Palmas, now Old Las Palmas distinguishes itself from Vista Las Palmas, the development next door. “Old” because it is the first community built in Palm Springs, dating from the ‘20s.

Sheltered by the San Jacinto Mountains, and yet only blocks from the trendy Uptown Design District of Palm Springs, Old Las Palmas became a home-away-from-home for Hollywood celebrities in the ‘30s.

Likely neighbors included Donna Reed, Kirk Douglas, Liberace, Goldie Hawn and Kurt Russell, and Debbie Reynolds.

Unlike later developments, almost every house in Old Las Palmas is one-of-a-kind; some mid-century modern, some Spanish, some Hollywood Regency. You’ll find your favorite style here. And the gardens are incredible. On large lots, homes in this area were designed to enhance a natural flow from the inside to the outside, with lots of privacy, and room for entertaining.

Mature landscaping, tall ficus privacy hedges, hundreds of huge palms, and expansive lawns with resort-style pools, cabanas, and outdoor kitchens adorn these properties and make Old Las Palmas the most prestigious neighborhood in Palm Springs. Prices for most homes begin at one million plus.

The location, with its proximity to the mountains, but within walking distance of some of Palm Springs most popular haunts, favors the Old Las Palmas neighborhood. The winding streets don’t go very far, so through traffic is practically non-existent.

It’s not uncommon to see residents strolling, some with their dogs, and biking down the middle of the streets, past beautiful homes and grounds, with the enormous San Jacinto range as a backdrop. This neighborhood is the epitome of Palm Springs living.

The homes and estates in this neighborhood are sited on fee land that is owned.
