Warm Sands | Palm Springs
This popular neighborhood is centrally located just east of South Indian Canyon and south of Ramon Road. Warm Sands is one of the older neighborhoods in town with many homes dating to the 1930’s. Many small, Spanish Adobe style homes are still available at very reasonable prices.
Some older homes with thick adobe walls, tile roofs and original windows are just waiting to be updated. Others have been remodeled already, but maintain their original southern California bungalow charm.

The neighborhood is quite diverse. Besides single-family homes, there are a number of condos, apartments, and an area of boutique hotels, mostly gay resorts, which were bought up and brought back to life when gay tourism to Palm Springs took off.
Many visitors to these resorts ended up staying in Palm Springs, or at least acquiring a vacation home here, finding the city welcoming, in addition to all its other, obvious attractions.
Convenience doesn’t begin to describe the location. Residents can walk to shopping centers and to downtown, or certainly use a bike to get everywhere.
To the south one can take a leisurely stroll along Tahquitz Creek, a great dog-walking route.
There are fun shops, bars and clubs along Sunny Dunes Road near South Palm Canyon Drive within walking distance, and just to the east, the Palm Springs Cultural Center complex hosts indie films, festivals, parties and speaking events.
Homes in this neighborhood are sited on fee land that is owned.
